South Windsor Real Estate Update: Sales Up Dramatically in 2012

Take a look a South Windsor real estate activity last year. 2012 saw a huge increase in sales activity. Will the trend continue in 2013?

SINGLE-FAMILY HOME SALES IN SOUTH WINDSOR INCREASED MORE THAN 25% IN 2012 COMPARED TO 2011

The local South Windsor housing market enjoyed robust activity in 2012. Closed single-family home sales for 2012 number 215 in South Windsor. Meanwhile, only 195 homes closed during 2011. 2012 saw a 10.3% increase over 2011 closed sales.

An even more encouraging figure is that 237 single-family homes went under contract in 2012 in town compared to only 187 homes in 2011. That is a substantial 26.7% increase. In many respects, this increase is a more accurate barometer of real estate market trends than closed sales data. Homes going to contract represent the most recent real estate activity.

While median sales prices were more mixed in 2012, sales price are a function of current inventories and often do not accurately reflect some market trends.

From a seller’s perspective, 2012 should be viewed as a positive sign that buyers are starting to re-enter the real estate market after sitting on the sidelines in large numbers for years. From a buyer’s perspective, it is an indication the real estate market is starting to stabilize while fantastic mortgage rates provide added incentive to enter the marketplace.
